How it works
Bridging made a breeze
When you choose Breeze Capital, you get a named underwriter on your case from the first application who keeps the valuation and the legal work moving, and picks up the phone when you call.
Speed
When a case qualifies for an automated or desktop valuation, there’s no need to wait for a physical inspection before things can move forward. For eligible residential properties valued up to £500,000, we can use an AVM, while desktop valuations may be available on loans up to £1m.
Below market value and portfolio cases still need a full valuation, and we’ll make that clear from the outset, so you know exactly what your case needs before it gets moving.
Below market value
A genuine discount should work for you or your client, not disappear into the deposit. Where they’re buying below market value we lend against the valuation rather than the price — so on a £300,000 purchase of a property worth £400,000, we can advance up to £285,000. That’s 95% of what you or your client pays, and still only 71% of what the property is worth, which is exactly why the deal works. We’ll want to understand why the property is selling below value, and every below market value case needs a full RICS valuation. Terms apply.
Making Your Money Go Further
On light refurbishment cases, we can lend up to 85% of the property’s value from day one, with 100% of the build costs funded as the work progresses. That can take the total loan up to 75% of GDV and, on the right deal, we’ll also consider up to 95% of the purchase price, leaving more of you or your client’s own cash available for whatever comes next.
