Why are large, multi-million bridging loans treated differently?

Because the ‘one size fits all’ approach to lending doesn’t apply here. Each case will be unique, either because of the asset type and size or by the way the deal needs to be structured.

It may involve trusts or offshore funds which many lenders find too complex to deal with. It could be that the borrower is a foreign national but with extensive UK property assets.

Can I apply for a large bridging loan?

As long as you meet the eligibility criteria for being a HNW or UHNW individual, then we would be delighted to help.

We will always need to see a list of property assets, both in the UK and Overseas and our co-funding partners will require a meeting, either in person or via Zoom or other video call.

What is the eligibility criteria for a £10m+ bridging loan?

  • Net assets of £1m, not including your main residence

  • Minimum of 20% deposit based on the property value

  • Verifiable annual income of £100k+
