A lot happened before Breeze began
We’re a specialist property lender with more history behind us than our 2022 launch date suggests. Breeze Capital was founded by the Padley Group, a Lincolnshire family business that was established back in 1959, with property part of its story for decades. That heritage is still part of Breeze today, because the Group remains our shareholder, while we also have dedicated funding lines, which gives us the financial backing to commit to the deals we agree and see them through.

You get a named underwriter from application through to completion, with a direct number when you need them.

Behind every case is a team that knows property finance inside out and understands how important a clear answer can be when a deal is moving quickly. Get to know the people you’ll be speaking to at Breeze Capital.

Richard Padley
Managing Director
Richard leads Breeze Capital and sits on the credit committee. He is also Commercial Director of Padley Group and a chartered accountant (ACA). As part of the Padley family, he has been close to the business since it was founded in 2022. With the family’s continued backing, that long-term perspective continues to shape how Richard approaches lending.

Michael Williams
Operations Director
Mike came to Breeze in 2026 from Chetwood Bank, having spent much of his career in senior roles across specialist banking, including time at prominent banks. He now looks after the full operational side of a loan, from application right through to redemption, as well as the lending policy that supports it. As a Fellow of the Chartered Institute of Management Accountants, he brings that experience into the detail of how Breeze works, making sure our processes help a good deal move, instead of becoming the reason it slows down.

Lotty Glindon
Senior Underwriter
After working as an Underwriting Team Manager at a prominent bank, Lotty joined Breeze as a Senior Underwriter, looking after residential and semi-commercial bridging from enquiry through to redemption. Brokers speak to her directly throughout, and she is always happier talking through a difficult case on the phone than trying to solve it over email.

Steven Robinett
Senior Underwriter
Steve’s background at a prominent bank and YBS feeds directly into the refurbishment and development cases he now handles at Breeze. He works alongside the monitoring surveyor on drawdowns and is usually the person to call when schedules change or a stage payment needs to move faster than the paperwork usually allows.

Robert Hooson
Business Development Manager
Covering introducers across the UK, Rob spends much of his time talking through new opportunities with brokers and helping them find the right route into Breeze. His background is in business finance, including time at Barclays, before he made the move into property lending.

Lewis Derrick
Case Manager
Lewis manages cases from offer through to drawdown, working closely with solicitors and valuers to keep the completion date on track. Having previously worked at Bluestone Mortgages, he knows how important it is for brokers to get a clear answer on where a case really stands, and he is often the person they call to get exactly that.

You or your client’s money can go further
On light refurbishment, we can lend up to 85% of the value on day one and fund 100% of the build costs. On the right deal, we can also go up to 95% of the purchase price, leaving more of you or your client’s cash available for what comes next.

We look at what the property is worth
When a property is being bought below market value, we can lend against the valuation instead of the purchase price. We’ll want to understand why it’s discounted, then tell you quickly whether the deal works for us.

Some deals need a closer look
Unusual titles, part-completed works or non-standard property won’t be ruled out on sight. If there’s a case worth discussing, send it over and we’ll take a look before making the call.
