Commercial finance often comes down to context. The same building can look very different depending on how it is occupied and what you or your client plans to do with it, which is why we take the time to understand the property before deciding whether we can support the deal.
Some deals need a conversation
Care homes, nurseries and other specialist trading assets don’t always fit neatly within standard criteria. We’re still happy to look at them, and a quick conversation with our underwriters will usually tell you whether the deal has somewhere to go.
A shorter route through legals
Title insurance and dual representation are both available on commercial bridging where the case qualifies. If either can help move things along, we’ll tell you early and build that into the route to completion.
One underwriter who knows the deal
Commercial cases often come with more detail to work through, which makes continuity especially useful. Your underwriter stays with the case from enquiry through to completion, giving you one person who already understands the property and where the deal stands.
How we work
Where flexibility comes in
Once we understand the case, we can look at how the finance needs to work around it. The value in the property and the way it’s occupied both shape what we can do, giving us room to structure the lending around the deal.
More of the purchase covered
On the right deal, we can lend up to 95% of the purchase price, with you or your client contributing at least 5%. That can leave more of their capital available beyond the purchase.
Below market value
When a property is being bought below market value, we can base our lending on what it’s worth. We’ll look at why the discount exists and use a full RICS valuation to support that value before we make the call.
Tenanted or vacant
We can consider the property either way. If it’s let, we’ll look at the leases to understand what’s in place, while a vacant property starts with understanding you or your client’s plan for it.
