If we can help, we’ll make the position clear from the outset and set out what comes next. Your underwriter stays involved from here, keeping close to the case as the work needed for completion gets under way.

The detail gets moving

Valuation and legal work can take time, which is why we stay close to both as the case progresses. Where there’s a quicker route available, such as title insurance or dual representation, we’ll tell you early and use it where the case qualifies.

Through to completion

The same case stays in view all the way through, with the team keeping close to what still needs to happen before funds can be released. Once everything is in place, we move the deal through to completion.

Residential Finance

Our residential lending covers bridging and light refurbishment for investment property, with enough flexibility to look at the deal around the property as well as the purchase itself. If you or your client is buying below market value, we can also assess the case against the valuation where it meets our criteria.

Commercial Finance

With commercial finance, the detail around the property can make all the difference. We look at how it’s being used and what you or your client plans to do with it, which helps us take a more informed view of mixed-use property or light industrial. Offices can fit too, particularly where there’s a clear tenancy or route to residential conversion.

Property development

Development finance needs to support the project from the point the site is secured through to the build itself. Once detailed planning is in place, we can fund the site alongside 100% of the build costs, with each stage released as the work progresses and the next part of the scheme is ready to move.

  • Day-one lending can reach 70% of the site value
  • Where an existing structure remains, this can rise to 75%
  • The overall facility can go up to 70% of GDV
  • Part-built schemes need to be wind and watertight before we can step in

FAQs

As Breeze Capital is a non-regulated lender, we only fund property being bought or held as an investment. Your client will need to already own their home or another investment property before we can lend, which means a first property purchase won’t fit our criteria.
Yes. We can base our lending on the valuation where the criteria are met, with your client contributing at least 5% themselves. These cases always need a full RICS valuation, and we’ll want to understand the reason behind the discount before making a decision.
Not always. On eligible residential properties valued up to £500,000, we can often use an automated valuation, while a desktop valuation may be available on loans up to £1m. Below market value and portfolio cases will always need a full valuation.
We’ll tell you early and explain why. A quick no gives you time to place the case somewhere else, which is much more useful than finding out after weeks of waiting.
