Whether you or your client is buying at auction or taking on a property that needs work, the finance needs to fit what happens next. We support residential investment deals across England and Wales, with bridging also available in Scotland, and can look at below-market-value purchases against the property’s valuation. For you or your client, that means the equity they’ve created by buying well can work in the deal from day one, helping them hold onto more of their own capital for whatever comes next.
Valuations without the wait
Eligible residential properties valued up to £500,000 can often use an automated valuation, while desktop valuations may be available on loans up to £1m. Below market value and portfolio deals need a full valuation, and we’ll make that clear from the outset.
A quicker way through legals
Title insurance and dual representation can take valuable time out of the legal process when they’re available. We’ll tell you early if your case qualifies, giving you a clearer route to completion from the start.
One underwriter throughout
From the first enquiry to completion, the same underwriter is there throughout. They know the case and what’s happened along the way, so you can go straight to them whenever you need answers.
How we work
Finance that works with the deal
Every residential deal has its own moving parts, which is why we keep the finance close to the case. We start with the property and the plan around it, then work out what the lending needs to do from there.
More room in the deal
For light refurbishment, we can lend up to 85% of value on day one and fund 100% of the works. On the right case, we can also go up to 95% of the purchase price, which can leave more of you or your client’s own cash available for the project.
Below market value
When you or your client is buying below market value, we can size the loan against the valuation. We’ll want to understand why the property is discounted, and once we have that context, the full RICS valuation and minimum 5% contribution give us the basis to make a clear call.
