Three experienced landlords, with a substantial portfolio across Liverpool held through a number of companies, approached us through a broker to fund the purchase of a city-centre commercial building at £1.8m. The facility formed part of a wider structure. Two connected loans completed alongside it, and all three were cross-collateralised across the group’s assets — giving us security depth across the whole arrangement rather than relying on a single building.

Reading a portfolio borrower properly

Between them the directors held property assets worth around £6.4m with roughly £3.1m of equity, alongside personal residences. One director’s headline credit score came back below where we would ordinarily be comfortable, so we asked for the full file — which showed clean conduct throughout. On a case of this size the right question is not what a score says, but what the borrowers have actually done and what they have behind them. Personal guarantees were taken from all three directors, supported by a corporate guarantee from a connected company.

Structured for speed

Interest was serviced monthly rather than rolled, keeping the redemption figure flat across the term and making the refinance exit cleaner to evidence. Title insurance allowed limited legal due diligence in place of a full title investigation — worthwhile on a transaction of this size, where a full investigation can add weeks to a timetable that was already fixed by the sale. At £1.21m the loan sat at 70% gross including fees, with the borrowers putting in £275k of their own funds.

“On a case of this size the right question is not what a score says, but what the borrowers have actually done and what they have behind them.”

Why it worked

  • Cross-collateralisation across connected facilities, giving security depth.
  • Serviced interest, keeping the exit position clean.
